Offbeat offers a full range of design services for residential, commercial and hospitality projects. We work closely with builders, architects, engineers, trades, and artisans to bring each design to fruition. This collaborative approach ensures seamless and successful integration of all project aspects, from concept to completion.

  • We start each project with an on-site two hour consultation where we establish goals and parameters for the project. During this session, we assess whether the consultation can be a one-time service, providing as many design and space planning ideas as possible in that time, or whether to engage us further continued services services.

  • A distinctly crafted design narrative with moodboards and palettes tailored to your own vision or branding, or a completely original design narrative conceptualized from scratch for you.

  • CAD drawings of space planning and floor plan options for obtaining project cost estimates. Drawing sets for building permit packages and construction documentations for both renovations and new builds. Detailed shop drawings for custom built-ins, millwork and personalized furniture pieces.

  • 3D rendering services that provide an immersive preview of the design through photorealistic imaging, allowing clients to visualize material options, massing, furniture layouts, cabinetry details and natural light and view orientations.

  • Custom millwork and furniture design services for tailored aesthetics and functionality. Designed and documented in close collaboration with trades and artisans to achieve personalized, on-off designs.

  • Virtual interior design services that include online consultations, mark-ups to existing drawing packages, millwork design and drawings, room-by-room materials & furnishing and lighting & plumbing packages with exclusive access to industry only selections and pricing.

  • Staging services for real estate, show homes, retail, and hospitality projects, as well as styling for personal residences. We source unique furniture and decor from our library of designer-exclusive brands at favourable rates. To add distinctive flare to each curation, we draw from our own collection of found objects and vintage or artisan pieces as well as integrate sentimental items or works of art our clients wish to include.

  • Project management services that oversee the coordination of contractors, tradespeople, and other professionals to keep the project on schedule and within budget. We manage timelines, obtaining materials, and handle unexpected challenges, while providing clear communication and regular updates.

  • Custom comprehensive lighting selections with intension driven fixture layouts that balance accent, ambient and task lighting.

The process commences with a programming phase where Offbeat conducts an in-depth analysis of your requirements, functional needs, and design objectives. This involves gathering information through interviews, site meetings, surveys, and site assessments to develop a comprehensive project brief and design intent.

02. CONCEPT DEVELOPMENT

During this phase, we translate the project brief into conceptual design solutions. Design concepts will be generated utilizing tools such as sketches, renderings, and mood boards to visually communicate ideas. The concept development stage explores various design possibilities, spatial arrangements, material selections, and colour schemes.

Once the concept is approved, we proceed to the design development stage. Here, we refine the chosen design concept, further developing it into detailed and coordinated drawings. This includes floor plans, elevations, sections, and construction details. Materials, finishes, furniture, fixtures, and equipment (FF&E) selections are finalized, along with specifications and schedules.

The final stage involves the execution of the design plan. Offbeat collaborates with builders, architects, trades, and suppliers to ensure accurate implementation. Regular site visits, coordination meetings, and progress monitoring ensure adherence to the design intent, timelines, and budget. The designer also oversees the installation of FF&E, addressing any on-site challenges and coordinating final styling and finishing touches.
